Les unit\u00e9s ont \u00e9t\u00e9 am\u00e9nag\u00e9es en modules r\u00e9p\u00e9t\u00e9s, ce qui a permis \u00e0 l&rsquo;\u00e9quipe de normaliser les d\u00e9tails, d&rsquo;acc\u00e9l\u00e9rer la construction et de r\u00e9duire les risques de coordination sur le site. Cette strat\u00e9gie a soutenu la planification pr\u00e9coce, r\u00e9duit les d\u00e9chets et contribu\u00e9 \u00e0 un calendrier de livraison condens\u00e9 d&rsquo;un peu plus de deux ans, de l&rsquo;approvisionnement \u00e0 l&rsquo;occupation.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Chaque unit\u00e9 a \u00e9t\u00e9 con\u00e7ue pour maximiser l&rsquo;habitabilit\u00e9, la lumi\u00e8re du jour et la ventilation. Des fen\u00eatres ouvrantes sont situ\u00e9es \u00e0 moins de 7 m\u00e8tres de chaque suite, assurant l&rsquo;acc\u00e8s \u00e0 l&rsquo;air frais et \u00e0 la lumi\u00e8re naturelle. Une empreinte de b\u00e2timent compacte favorise une forte performance \u00e9nerg\u00e9tique tout en permettant une distribution et une circulation m\u00e9caniques efficaces.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">L&rsquo;architecture est modeste mais intentionnelle, r\u00e9pondant \u00e0 l&rsquo;\u00e9chelle r\u00e9sidentielle environnante, tout en articulant clairement les entr\u00e9es, les espaces de rassemblement et les transitions des zones publiques aux zones priv\u00e9es. Avec 0,12 ACH50, l&rsquo;\u00e9tanch\u00e9it\u00e9 \u00e0 l&rsquo;air du b\u00e2timent d\u00e9passe de pr\u00e8s d&rsquo;un facteur trois l&rsquo;exigence de la maison passive, r\u00e9duisant les pertes d&rsquo;\u00e9nergie et am\u00e9liorant la qualit\u00e9 de l&rsquo;environnement int\u00e9rieur.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Les syst\u00e8mes m\u00e9caniques enti\u00e8rement \u00e9lectriques comprennent des pompes \u00e0 chaleur VRF \u00e0 haut rendement pour le chauffage et la climatisation, associ\u00e9es \u00e0 un syst\u00e8me centralis\u00e9 de ventilation \u00e0 r\u00e9cup\u00e9ration d&rsquo;\u00e9nergie (VRE) \u00e9quip\u00e9 de registres intelligents pour un contr\u00f4le optimis\u00e9 du flux d&rsquo;air. Des panneaux photovolta\u00efques sur le toit aident \u00e0 compenser la consommation \u00e9lectrique.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">L&rsquo;enveloppe a \u00e9t\u00e9 soigneusement d\u00e9taill\u00e9e avec une isolation continue, des fen\u00eatres \u00e0 triple vitrage certifi\u00e9es Passive House et une r\u00e9duction des ponts thermiques gr\u00e2ce \u00e0 l&rsquo;utilisation de clips Cascadia et d&rsquo;assemblages muraux pr\u00e9fabriqu\u00e9s int\u00e9gr\u00e9s.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">En plus de la performance \u00e9nerg\u00e9tique, le projet met l&rsquo;accent sur la r\u00e9silience de l&rsquo;eau et du paysage.
