Face \u00e0 une p\u00e9nurie critique de logements \u00e0 Toronto, le client recherchait une solution de conception capable de livrer rapidement des logements de haute qualit\u00e9 et rentables, tout en mettant l\u2019accent sur la durabilit\u00e9 et l\u2019efficacit\u00e9 \u00e9nerg\u00e9tique. Le d\u00e9fi pr\u00e9sent\u00e9 \u00e0 l\u2019\u00e9quipe de conception \u00e9tait de d\u00e9velopper un b\u00e2timent qui maximiserait le potentiel du site, respecterait les contraintes budg\u00e9taires et satisferait aux exigences strictes du Fonds pour l\u2019acc\u00e9l\u00e9ration du logement de la SCHL. Construit en bois massif et avec une construction \u00e0 panneaux basculants, le projet a \u00e9t\u00e9 \u00e9rig\u00e9 en seulement 17 jours, minimisant les d\u00e9chets, les perturbations du quartier et les co\u00fbts. Chaque micro-unit\u00e9 comprend une kitchenette et une salle de bain priv\u00e9e, offrant aux r\u00e9sidents autonomie et intimit\u00e9, compl\u00e9t\u00e9es par des espaces communautaires partag\u00e9s qui favorisent la connexion.  <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Architecturalement, le b\u00e2timent est une forme simple en L qui s\u2019aligne sur les directives d\u2019am\u00e9nagement urbain pour les b\u00e2timents de faible hauteur et refl\u00e8te les mat\u00e9riaux et les tons de l\u2019\u00e9glise voisine tout en restant r\u00e9solument contemporain. La pr\u00e9fabrication a assur\u00e9 la pr\u00e9cision, r\u00e9duit les d\u00e9chets et rationalis\u00e9 la construction. L\u2019enveloppe du b\u00e2timent atteint un R40 nominal, combin\u00e9e \u00e0 un syst\u00e8me de dalle certifi\u00e9 Passive House, offrant une barri\u00e8re thermique haute performance qui r\u00e9duit les pertes d\u2019\u00e9nergie et am\u00e9liore le confort.  <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mod\u00e9lis\u00e9 pour \u00eatre 40 % plus performant que la r\u00e9f\u00e9rence du Code national de l\u2019\u00e9nergie pour les b\u00e2timents (CN\u00c9B), le b\u00e2timent comprend un syst\u00e8me d\u2019automatisation du b\u00e2timent qui surveillera les performances en temps r\u00e9el par rapport aux valeurs TEDI et TEUI, favorisant l\u2019apprentissage continu et la responsabilisation.
