Tivoli Theater & Condominium

The mixed-use development of Tivoli Theatre and Condominium will feature the revitalization of Hamilton’s storied Tivoli Vaudeville Theatre and a brand-new 100+ suite condominium tower in the heart of Hamilton on James Street North.

mcCallumSather is leading the design of this mixed-use condominium project. Residents will enjoy the benefits of brand new construction and modern amenities, and the heritage conservation of the Tivoli Theatre will offer accessibility from James Street North as well as a community space, coat check, ticketing booths, street cafe, restaurant and patio. Minutes away from the new GO Station, the Tivoli Theatre and Condominium is at the core of Hamilton’s most connected and creative neighbourhood.

The podium is designed to address the scale of the street for the first three levels, responding to the former Union Furniture Company to the north, while internally expressing the new programme relationships. The addition provides a vital link between James Street and the remaining theatre, which internally will be maintained and stabilized to protect the designated features of the interior. The marquee facing James Street North, as well as a grand staircase, are designed to re-create a sense of drama and procession of the original theatre.

From a heritage context, McCallum Sather’s scope of work included historic and contextual research, including a Heritage Impact Assessment which was used to apply for a Heritage and Alteration Permit, as well as meetings with heritage staff and the Design Review Panel to respond to the complexities of the site’s physical and political context.
