ATCO Loop Site

In Iqaluit’s downtown core, there is a growing need for housing that supports a broader community ecosystem; one integrates residential living with services, employment opportunities, and non-profit support. The ATCO Loop Development introduces a mixed-use housing model that expands the range of available unit types while embedding community-focused spaces at grade.

A four-storey, mixed-use building that brings together 48 residential units with office and community space in a compact, efficient footprint. The unit mix, ranging from one- to three-bedroom suites, including barrier-free units, supports a diversity of households and reflects the need for more flexible housing options in Iqaluit.

The building is elevated above grade to respond to Arctic conditions, reducing impact on the ground plane while accommodating snow movement and servicing. At grade, space is allocated for future non-profit tenants, reinforcing the building’s role as both housing and community infrastructure.

The design balances durability with warmth. A robust exterior expression is paired with recessed balconies and a rhythmic façade that provides shelter from wind while creating a sense of depth and identity along the street. Inside, natural materials and daylight are used to create comfortable, livable spaces that contrast with harsh exterior climate.
