Opportunity 

Currently a parking lot, 80 John. St. N. in Hamilton is part of the Downtown Central Business District, and at the centre of the city’s quickly developing residential and mixed-use community. With the opportunity to add density, Kaneff recognized the opportunity to explore what was possible for the site and assess the business case to proceed with a new development.

Response

Working with the opportunities of the constrained site, the preferred option includes two 30-storey towers with 12 storey podium connecting the structures. The site accounts for 325 parking spots, working with the parking ratios as defined by the City of Hamilton. Encompassing the whole block, the pedestrian experience is transformed along John St. North, Rebecca St., Catharine St. N. and Wilson Street, creating opportunities for additional retail and dining opportunities and community engagement.
